I am installing a bathroom. Do I need planning or building regulation consent?

Generally installing a bathroom suite would not require either Planning or Building Regulation Consent. If however, the works carried out to the bathroom involved the substantial relocation or installation of below ground drainage then Building Regulation Consent may be necessary.  You need not obtain Planning Consent for this work. You should also be aware that if any electrical installations are required as part of the works e.g. electric fan, installation of an electric shower, you will also need to obtain a Self-Certification from a competent registered body e.g. NICEIC, ELECSA. Alternatively you must obtain a Building Regulation Compliance Certificate from your local authority.
