Under the Commonhold and Leasehold Reform Act 2002 you as a Lessee along with the other Lessees of your building have a right to complain if you are unhappy with the way that your Landlord is managing your building.   This means that you can demand that a Management Audit or Service Charge Report is carried out and can even apply to take over the management of your building. Before this is carried out you will have to serve a preliminary notice on your Landlord. If you remain unhappy with the way in which your complaint is handled you can apply to the Leasehold Valuation Tribunal under Part II of the Landlord and Tenant Act 1987 that will make a judgement as to whether or not the management services are fair and reasonable.
